Membership Vote: Approval of Clubhouse Rebuild Budget (Max. $2.5M)
After extensive research, community collaboration, and expert consultation, the Clubhouse Committee is ready to present the next step in the future of our community space.
We are officially calling a membership vote to approve a maximum project budget of $2.5 million to rebuild the Ocean Beach Unit 2 Clubhouse.
What You’re Voting On:
Approval to proceed with a full rebuild of the Clubhouse, based on the findings and recommendations shared in the June 2025 Clubhouse Presentation and the Summary of Findings report. This includes:
- Authorization to borrow funds not to exceed $2.5 million
- Financial commitment options for each homeowner:
- One-time lump sum: Approximately $5,000 — OR —
- 20-year amortization: Approximately $42/month (paid annually)
- Final loan terms will be optimized before drawdown (interest rate re-evaluated every 5 years, payoff options available)
Why This Vote Matters:
The existing structure has reached the end of its useful life:
- Structural deterioration confirmed by experts
- Continued flood risks unresolved
- Repair or elevation options ruled out as unfeasible or unsafe
A new, reimagined Clubhouse will offer:
- Improved accessibility
- Expanded outdoor gathering spaces
- Family-friendly features (e.g., kayak racks, kids’ activities)
- Opportunities for additional revenue generation (through events, rentals, etc.)
Voting Details:
The Ocean Beach & Yacht Club Board of Governors will hold a special meeting on:
Saturday, July 26th @ 9 AM
Ocean Beach & Yacht Club Clubhouse
During this meeting, community members will have the opportunity to address any additional questions they may have regarding the process before holding a vote.
Those unable to attend the meeting in person may submit a proxy, pursuant to the Ocean Beach & Yacht Club Bylaws.
